The Challenge

TMP designed several new buildings on the existing Brentwood Commons campus in Brentwood, Tennessee. The client wanted to increase tenant capacity and provide better connectivity between buildings for pedestrians.

The Design Solution

Building III is a 130,000-square-foot office building designed with updated features to the client’s prototypical standards.

Sleek edges, updated proportions, and smooth finishes give the building a polished look while keeping it consistent with the campus’s existing buildings. A 788-vehicle parking deck was designed as a long, low mass, keeping the buildings as the center focus. The glass-clad stair tower on the building’s side entrance was intentionally placed for convenience and to help reduce traffic accidents.

Building IV was the project’s second phase, consisting of an eight-story structure with 120,000 square feet of office building on top of four floors of parking. The materials and design aesthetic were thoughtfully chosen in the same language as Building III, but with the intent of being a “cousin” versus a “twin.” Originally, Building IV faced outward, but TMP adjusted its footprint to match the existing buildings on campus and focus inward. By reducing a floor in the plan without sacrificing square footage, the owner saved on construction costs.

The Design Impact

The addition of the buildings greatly enhanced tenant and visitor experiences, pedestrian connectivity on campus, and correspondence with the adjacent Seven Springs retail development. The addition provided updated buildings with modern amenities while staying true to the existing development design.

Fun fact – TMP was a tenant at one of the original Brentwood Commons buildings before moving to 5210 Maryland Way in the late ‘90s.
