The Challenge

TMP led the design for the Hill Center Brentwood expansion at the prominent corner of Maryland Way and Franklin Road in Brentwood, Tennessee — a Nashville suburb.

The development unifies the existing Hill Center Brentwood to the south with almost 600,000 square feet of new mixed-use office and retail space while creating an iconic corner as a gateway to Maryland Farms. Zoning was a hurdle to allow for retail and restaurant on the site, as it was originally only zoned for office.

The Design Solution

TMP led design of the development in multiple phases, with the first completed in 2016 and the most recent in 2019. There is a total of 10 structures with two more planned for the future, inviting green space throughout, and a central courtyard. An area for valet and drop-off was placed conveniently between the two primary restaurants, central to the site. Spaces between the buildings include detailed hardscape and landscape “paseos” so visitors can have easy access to Maryland Way, Franklin Road, and the adjacent Maryland Farms Park.

A variety of exterior lighting was used to provide interest, including a unique, up-lit brick pattern on one of the parking structures.

The office buildings were designed with modern-day efficient floorplates and core elements. The prominent building on the corner, anchored by accounting firm LBMC, had an oversized floor plate to accommodate that tenant’s specific needs and a cantilevered protrusion with a glass edge lit with color-changing LED at the corner.

The Design Impact

The first of its kind in the area, Hill Center Brentwood was a true pioneer in mixed-use corporate space, bringing walkability, amenities, and restaurants to office employees. The development connected main roadways in Brentwood, improving traffic flow and stormwater runoff, and providing open green spaces for the community to enjoy.

The development was designed prior to the COVID-19 pandemic, but thanks to owner foresight, has enjoyed tremendous success because of the mixed-use and demand for this type of office.
