The Design Solution
TMP added a floor slab within the existing warehouse to provide a second floor, doubling the usable square footage.
Natural light was important, so offices and conference rooms were strategically placed near the center with open cubicles along the perimeter to maximize daylight. A skylight in the center of the floor plate provided additional daylight above a monumental stair in the atrium.
The previous loading dock was transformed into an outdoor dining patio and a new covered staff entry was added. The traditional HVAC system was replaced with a Variable Refrigerant Flow system so employees had better temperature control. Additional site improvements included a new parking lot, walking trail, volleyball court, emergency generator, and dumpster enclosure.
The Design Impact
An unused warehouse was given new life through intelligent office design that maximized natural light, amenities, and efficiency for the client.
